Whether you walk with your nose in the air because you live in a small townhouse in the North, or with your feet firmly on the ground in your \u201ccastle\u201d in the South \u2013 every Bloemfonteiner knows the debate: North or South?<\/strong><\/p>\n

The truth is, of course, that there is no right answer. Both have their unique character, advantages and challenges. Both have excellent schools, good private hospitals and large shopping malls. Both have affluent and less affluent areas, and both are home to people who take pride in their neighbourhoods. <\/p>\n

Let’s start in the South.<\/p>\n

Fichardtpark<\/strong><\/p>\n

Fichardtpark is the epitome of deep middle-class Bloemfontein. It is safe, with a very active neighbourhood watch that does an excellent job. Good schools, a private hospital and several shopping centres are all within easy reach. <\/p>\n

However, the homes can sometimes look somewhat similar, and properties near the highway often show signs of structural cracks. Yet it remains one of the most popular family neighborhoods in the city. <\/p>\n

Pellissier<\/strong><\/p>\n

Pellissier is a beautiful neighbourhood with generally newer homes than Fichardtpark. The properties towards Brandkop are often luxurious and modern, while the neighbourhood boasts an excellent primary school, strong church community and good access to shops. <\/p>\n

As in many parts of the South, cracks appear in some houses near the highway. The closer you get to the casino, the smaller the lots and houses often become. And then of course there are the water problems… alas, not much more needs to be said. <\/p>\n

Fortunately, Pellissier Trots ensures that the neighborhood remains neat and safe.<\/p>\n

General de Wet, Hospital Park and Fauna<\/strong><\/p>\n

These neighborhoods offer an interesting mix of properties. You’ll find impressive mansions next to modest homes where you might not want to linger too long in front of the gate. <\/p>\n

But what sets these areas apart are the people: salt of the earth. The neighborhoods are close to good schools and shops, and often offer spacious properties at very attractive prices. <\/p>\n

The North<\/strong><\/p>\n

Waverley<\/strong><\/p>\n

Waverley has an old-world charm that is hard to match. Wide streets with large trees and impressive mansions give the neighborhood a special character. It is also close to excellent schools and popular shopping centers such as Preller Square and Northridge Mall. <\/p>\n

The challenge is that some of the \u201cold money\u201d properties have been neglected over the years and don\u2019t always get the renovation they deserve.<\/p>\n

Dan Pienaar<\/strong><\/p>\n

If there is such a thing as the ideal family neighbourhood, many people would say it is Dan Pienaar. It ticks almost every box of what an above-average neighbourhood should be: spacious lots, neat streets and a strong sense of community. <\/p>\n

The only downside? It’s getting busier, and some houses are gradually being converted into businesses. <\/p>\n

Heuwelsig<\/strong><\/p>\n

Heuwelsig offers beautiful views, large lots and spacious homes. It feels peaceful and somewhat secluded, although some residents will raise questions about safety. <\/p>\n

You may have to drive a little distance to get to schools or large stores, but in Bloemfontein, \u201cfar\u201d often just means a few extra minutes in the car.<\/p>\n

Difficult to classify<\/strong><\/p>\n

Langenhoven Park<\/strong><\/p>\n

Langenhoven Park is almost a town in itself. It offers shops, restaurants, services and a wonderful sense of community. Many people move here and find little reason to drive out of the neighborhood. <\/p>\n

The biggest challenge is probably traffic, especially during rush hour. Many feel that it does not offer the same variety of top schools as some other parts of the city. <\/p>\n

Woodland Hills<\/strong><\/p>\n

People who don’t live in Woodland Hills love to tell you about its drawbacks. People who live there just tell you how wonderful it is. <\/p>\n

The truth probably lies somewhere in between. Woodland Hills is an excellent, secure estate with a unique lifestyle, and to call it home is indeed a privilege. <\/p>\n

Yes, it’s further from the city’s amenities than many other neighborhoods. But for many residents, that distance is the price they’re willing to pay for the tranquility, safety, and space the estate offers. <\/p>\n

And the winner?<\/strong><\/p>\n

The honest answer is: there isn’t one.<\/p>\n

The best neighbourhood in Bloemfontein is probably the one where you can sleep safely at night, where your children grow up happily and where you unlock your front door with pride. For some it is in the North, for others in the South, and for many perhaps somewhere in between. <\/p>\n

These are, of course, subjective observations. Every Bloemfonteiner has his or her own favorites, own stories, and own reasons why their neighborhood is the best.
